Case Study: The Grange, Cannington, Bridgwater, Somerset

The client owns holiday accommodation at the site and it was proposed to develop the 3.4ha
agricultural field into a 24 luxury lodge site. The proposed site was transacted by Flood Zone 1 and Flood Zone 3a. Premier Water Solutions Ltd applied the sequential test under Planning Policy
Statement 25 and the site layout plan was redesigned to ensure the lodges were removed from the high risk Flood Zone 3a.

The Strategic Flood Risk Assessment was also investigated and the Flood Zone 3a was reclassified as Flood Zone 3b.

  • Producing a satisfactory Flood Risk Assessment
  • Produced a Sustainable Urban Drainage System (SUDS) for the access roads
    and lodge roof areas
  • Incorporated permeable paving to improve the water quality of the surface water
  • Commented on the possibility of using rainwater recycling for the development
  • Calculation of the likely foul water flows from the development
  • Approached Wessex Water PLC to connect into the nearest sewer and costed the options
  • Investigated the feasibility of connecting into the nearest watercourse and provided costs
  • Designed a conceptual overall drainage strategy incorporating the guidance regarding
    Flood Zones and development
